North Bondi CLT House is a highly considered family residence designed by Mather Beere Architecture, combining contemporary coastal architecture with prefabricated Cross Laminated Timber construction and an exceptionally high level of detailing.

The home was designed around a simple gabled form, with the upper level constructed as a prefabricated CLT volume and craned into position on site. The use of mass timber allowed for a highly accurate and efficient structural system while providing excellent thermal and acoustic performance.

Internally, a double-height void and sculptural staircase connect the main living areas with the upper level, while strategically positioned skylights, large openings and a glass floor panel bring natural light deep into the centre of the home. The living spaces open towards landscaped terraces and gardens, strengthening the relationship between the interior and its coastal setting.

The material palette combines Abodo timber cladding, textured render, Blackbutt timber windows and joinery, terrazzo, oak and natural stone. Deep window reveals, operable timber screens, steel window hoods and integrated landscaping provide privacy and solar control while contributing to the home’s distinctive architectural character.

High-performance detailing was incorporated throughout the build, including significant external insulation, a Fatra roof membrane, Tesla battery storage and integrated smart-home technology.

With extremely tight tolerances, flush finishes and complex junctions throughout, the project required careful coordination between the architectural design, prefabricated CLT structure and finished building elements.

The result is a refined and highly efficient coastal home that demonstrates how mass timber construction can be successfully integrated into high-end residential architecture, combining sustainability, precision and craftsmanship.
